There is no Exit Fee or Deferred Management Fee when you sell your home, because you own your home 100%.

A weekly fee (fee) is payable which gives you an exclusive right to occupy a site on a long-term lease. The fee also covers the cost of the following items:

  • On-site village management team
  • Maintenance of common garden areas
  • Maintenance and running costs of the Clubhouse and other common facilities
  • Insurance of common area buildings and facilities
  • Shire rates and water rates
  • Rubbish collection

What costs are not included in this weekly fee are your living costs of:

  • Water consumption
  • Electricity consumption
  • Telephone / Internet
  • Home and contents insurance
  • Upkeep and maintenance of your home and garden

Under your lease agreement (Residential Site Agreement) the weekly fee is payable by direct debit each fortnight. The fee is reviewed on 1 July each year and any increase is kept in line with the Perth Consumer Price Index.

By choosing to live in the Village, you enter into a Residential Site Agreement (RSA) i.e. a long-term lease for 60 years. The RSA covers obligations, responsibilities, policies and rules that apply to Village Management and to you, the Resident.

When you sell your home, your RSA comes to an end and the new Resident that elects to purchase your home takes on the remainder term of the Village lease period.

The Residential Parks (Long Stay Tenants) Act 2006 and its Regulations is being voluntarily adopted by the Village.

Depending on your personal financial circumstances, you may be eligible for Federal Government Rent Assistance which can be used to reduce the weekly site fee.
You will need to contact Centrelink (also see: www.humanservices.gov.au/customer/services/centrelink/rent-assistance) or Veterans Affairs to find out what you are entitled to receive.

The Village is being developed over time, and the Village facilities will include:

  • clubhouse

  • pool table
  • residents bar
  • kitchen and servery
  • meeting rooms
  • dance floor
  • arts and crafts area
  • Village mini-bus
  • recycle area
  • men’s shed
  • organic produce gardens
  • gated access

Pets are part of your family and are very welcome. There are some common sense rules to follow, simply because we need to respect the rights of all homeowners, including those without pets.

Of course, yes. Keeping a common-sense approach, there are simply restrictions on the length of time they can stay with you.

No. There is no stamp duty payable on the purchase of your Village home.

Yes. You can have solar panels on the roof of your home. The Village however is already using every energy efficient means practical (i.e. panels plus batteries on-site) to keep your bills as low as possible. As such you may find it is not worth your while to purchase your own energy system.

The Village management engages a team of people (i.e. administrators, gardeners, handymen). Their role is to take care of the premises, along with day to day maintenance and related concerns. Village management costs are incorporated into your weekly fee.
